Book it before the cold, not during it

Boiler problems have a habit of showing up on the first properly cold week of the year — which, unhelpfully, is exactly when engineers across London are hardest to get hold of. Book with Ninja Plumbers in late summer or early autumn instead. It costs the same and you will get an appointment far more easily than in the middle of a cold snap.

A service is not the same as a repair

A service is an inspection and clean. If it finds a failed part, replacing that part is separate work and we will price it before doing anything. Nobody should be presenting you with a bill you did not agree to.

Keep the paperwork

Manufacturers ask for evidence of annual servicing when a warranty claim is made. Keep the record somewhere you can find it — the difference between a free repair and a paid one can be a piece of paper.

What a service will not tell you

A service checks the boiler, not the whole system. If your radiators are cold at the bottom or the system is full of sludge, that is a separate problem and needs a flush rather than a service.

What affects the price

A boiler service is a set list of checks, but it does not take the same time on every boiler. The model, how well it has been looked after and where it lives all change how long the engineer needs.

The make and model

Some boilers open up in minutes. Others need more taken apart before the burner and heat exchanger can be inspected, and certain manufacturers specify that a seal or gasket is renewed whenever the combustion chamber is opened. The service follows whatever that boiler’s instructions require.

How long since the last one

A boiler serviced every year is usually a clean, routine visit. One that has gone several winters without attention tends to need more work: a clogged condensate trap, a fouled burner, debris in the heat exchanger. That extra cleaning takes time, and it shows in the price.

Getting to the boiler

A boiler on a kitchen wall is simple. One in a loft without boards or a proper ladder, squeezed into an airing cupboard, or boxed behind fitted units that have to come off first takes longer to service safely. Tell us where yours is when you book.

Adding other gas checks

If you also want the hob or a gas fire looked at, or you are a landlord who needs a gas safety certificate, doing it on the same visit is usually better value than booking separate appointments. Mention it when you book so enough time is allowed.

How often should a boiler be serviced?

Once a year. Most manufacturer warranties require it, and a service that has been skipped is a common reason a warranty claim gets refused.

How long does a boiler service take?

For a straightforward domestic boiler, budget under an hour. It can run longer if something needs a closer look — we would rather spend the extra twenty minutes than sign off a boiler that is not actually right.

What is the difference between a service and a repair?

A service is a scheduled inspection and clean. A repair fixes a specific fault. If a service turns up a failed part, we price that separately and get your agreement before replacing it.

Do you service boilers you did not install?

Yes. It makes no difference to us who fitted it.

Is a boiler service the same as a gas safety certificate?

No, though the two are easy to confuse. A gas safety check is the legal annual check landlords need, covering every gas appliance, flue and the pipework, and it produces the certificate tenants must be given. A service is maintenance on the boiler itself: opening it up, cleaning it and checking it runs as it should. Many landlords book both on one visit; a homeowner living in the property generally only needs the service.

Is there anything I should do before the engineer arrives?

Clear the space in front of the boiler and around it, including anything stacked in the cupboard, and make sure the loft hatch and ladder are usable if that is where it lives. Have the last service record to hand if you can find it. And make a note of anything odd — noises, a pressure that drifts, radiators slow to warm — because the service is the right moment to mention it.
