TMV servicing and testing in London
A thermostatic mixing valve, or TMV, blends hot and cold water so it reaches the tap or shower at a safe, steady temperature, and it should shut off if the cold supply fails. In hard-water London, scale slowly stops them doing either properly. Our engineers test each valve, check its fail-safe, clean or replace the parts that wear, reset the temperature and give you a record for every valve, for schools, nurseries, care settings, clinics, gyms and any premises where scalding is a risk.

Why TMVs need regular servicing
Stored hot water has to be kept hot enough to control legionella, which is far too hot to wash in. The TMV brings it down at the outlet. Over time, scale and debris build up on the strainers and the thermostatic element, so the valve drifts, reacts slowly or fails to shut off when it should. Regular testing catches that before someone is scalded or a valve sits at an unsafe setting for months.
How often to test
The right interval comes from your water-safety risk assessment and the valve manufacturer's instructions. Settings with vulnerable users, such as schools, nurseries and care settings, usually test more often. If a valve drifts little between checks, the interval can sometimes be extended; if it drifts a lot, it needs checking more often or replacing. We can work to the schedule your assessment sets.
What a service involves
We measure the mixed water temperature at the outlet, then isolate the cold supply to check the valve shuts down or reduces flow to a safe level. We clean the strainers and check valves, descale or replace the cartridge, reset the valve to the temperature you need and test again. Each valve is recorded with its location, setting, readings and any parts fitted.
TMV2 and TMV3 valves
TMV2 valves are approved for general domestic and commercial use. TMV3 valves meet the stricter scheme used in healthcare and care settings. If a valve has failed or the right parts are no longer made, we will tell you which type your setting needs and replace it, rather than keep patching an old one.
What changes the price
TMV servicing is priced on the number of valves and how easy they are to reach, and the price is agreed before we start. Parts are priced separately if a valve needs them.
Number of valves
A handful of basins in a small nursery is a short visit. A school or care setting with valves on every basin, shower and bath takes longer, and we plan the route so each area is disrupted once.
Access to the valves
Valves behind access panels or under basins are quick to reach. Valves boxed in behind tiling or fixed panels take longer, and some need the panel making accessible for future servicing.
Condition and parts
A valve that only needs cleaning and resetting is quicker than one that needs a new cartridge. Where a valve has failed or parts are obsolete, replacement is priced separately and agreed first.
When the work is done
Servicing in school holidays, before or after opening, or at weekends changes how the visit is planned. We agree the timing with you up front.
We agree the price with you before any work begins, and accept both card and cash.
Questions we often get
Do you service TMVs for schools and nurseries?
Yes. We service and test TMVs at pupils' and children's basins, showers and nappy-change areas, working in holidays or outside session times, and leave a record for every valve.
What temperature should a TMV be set to?
It depends on the outlet and who uses it, and your risk assessment or the relevant guidance for your setting should say. Hand-wash basins used by children or vulnerable people are set lower than a shower or a bath. We set each valve to the temperature you specify and record it.
Can you replace a TMV that keeps failing?
Yes. Where a valve is badly scaled, keeps drifting or parts are no longer available, replacing it is usually the better answer. We fit a TMV2 or TMV3 valve to suit the setting and commission it before we leave.
Do you carry out legionella risk assessments?
No. The risk assessment should come from a competent specialist. We do the work it points to on the plumbing side, including TMV servicing and replacement, removing dead legs and sorting little-used outlets.
Will the water be off while you service the valves?
Only at the outlet or area being worked on, and only briefly. Each valve is isolated, serviced and tested before we move on, so the rest of the building keeps running.
Do you give us a record for our logbook?
Yes. Every valve is recorded with its location, set temperature, readings, the fail-safe result and any parts fitted, ready to keep with your water-safety records.
