Plumbing, heating and electrics for osteopaths in London
Ninja Plumbers handles osteopath clinic plumbing across London, from fitting a single treatment room basin to adding a patient WC and heating in a garden-room practice. Many osteopaths work on their own, rent a room in a shared clinic or see patients at home, so the jobs tend to be small and personal rather than large fit-outs. What matters is a room that is clean, quiet and warm, with somewhere to wash your hands and a WC patients can use before treatment. We fit basins with proper hot water, add cloakrooms, and run a safe power supply out to outbuildings. Work is booked for days you are not in clinic.
What jobs do we take on for osteopaths?
- Treatment room basins with lever taps
- Point-of-use water heaters under basins
- Patient cloakrooms and small WCs

What do osteopaths need from their plumbing, heating and electrics?
-
A basin with real hot water
Washing your hands before and after each patient is part of good practice, and patients notice when you do it in the room with them. In a spare bedroom or a garden room, the nearest hot tap can be a long way off. A compact instantaneous heater fitted beneath the basin gives hot water in seconds without relying on your household boiler, or we can run a feed from the house where the distance is short. We fit a compact basin, lever taps and a suitable waste.
-
A WC your patients can use
Patients often ask to use the toilet before treatment, and in a home practice that can mean walking them through the family bathroom. A small cloakroom near your treatment room keeps your home private and feels more professional. Where the soil pipe is close, a standard WC and basin are straightforward. Where it is not, a macerator such as a Saniflo pumps waste through small-bore pipe, making a WC possible in spots a gravity drain cannot reach.
-
A warm, quiet room
Patients lie in underwear or shorts while you assess and treat them, and a chilly room makes them tense, which works against everything you are doing. Garden rooms and outbuildings lose heat quickly and need their own heating, usually electric panel heaters or electric underfloor heating on a timer. Inside the house, a radiator sized for the room and a correctly set thermostatic valve do the job. We also cure knocking pipes and gurgling radiators that break the calm of a session.
-
Safe power for an outbuilding
A garden-room clinic needs power for heating, lighting, a water heater and perhaps an electric couch, which means a dedicated supply from the house, properly protected and run on a safe route, often underground. An extension lead across the lawn is not a solution. Our registered electricians install that supply and a small consumer unit in the outbuilding, while our plumbers bring in the water and take away the waste, so one team completes the whole room.
Renting a room: who fixes the plumbing?
If you rent a room in a multi-disciplinary clinic, the basin, WC and heating usually belong to the clinic owner or their landlord, and your room agreement should say who arranges repairs. Read it before you book anyone, and report a fault to the clinic manager in writing. If the agreement makes a basin or tap your responsibility, or you would like one added, get consent first. We are happy to quote for either party and can come on a day the room is free.
Setting up a home or garden-room practice
Before converting a room, check the practical points: where the nearest drain runs, whether your hot water can reach it and how power will get there. Ask your council whether planning permission or building regulations approval may be needed for a new outbuilding, new drainage or seeing patients at home. Let your home insurer and mortgage lender know too. The General Osteopathic Council sets standards for practice, and patients reasonably expect a clean, hygienic room with somewhere to wash hands.
Booking work around your list
When you are the only practitioner, a lost day of appointments is lost income, so we suggest booking plumbing and electrical work on a day you are not seeing patients. A new basin or cloakroom may need more than one visit, with time between for walls to be made good and decorated. Small repairs, such as a dripping tap or a radiator that stays cold, can often be done early before your first patient arrives. The price is agreed before we begin.

Questions about plumbing for osteopaths
Can a plumber add a hand-wash basin to my treatment room?
Usually, yes. We check where the nearest waste pipe is and how far the room is from your hot water. If hot water is a long way off, a small heater under the basin gives it in seconds. If the drain is out of reach, a small pump takes the waste away. We fit a compact basin with lever taps to suit the room.
Can I put a toilet in my garden-room clinic?
Often, yes. If a drain runs close to the garden room, a standard WC can connect to it. If not, a macerator such as a Saniflo can pump waste back to the house through small pipework. It needs power, a water supply and a route for the pipe. Check with your council whether building regulations approval is needed.
I rent a room in a clinic. Who should fix a broken basin?
Check your room agreement first. In most cases the clinic owner or the building's landlord looks after the basin, WC and heating, and they arrange the repair. If the agreement says the fixtures in your room are your responsibility, or the owner asks you to arrange it, we can quote and work on a day your room is free.
How do I heat a garden room I use for osteopathy?
Most garden rooms are heated electrically, with panel heaters or electric underfloor heating, set by a timer to bring the room up before your first patient arrives. That needs a proper supply from the house, sized for the load. Our electricians install the supply and heating, and our plumbers can add a basin and water heater in the same project.
Can you work on a day I'm not seeing patients?
Yes. Tell us which days you are out of clinic and we will book the work then, or start early for a small repair. Each engineer who comes is DBS-checked and employed by us directly, never a subcontractor, which matters when the practice is also your home. You will know the price before we start, and we accept card or cash.
