Plumbing, heating and electrics for vet practices in London
Vet practice plumbing takes more punishment than most. Kennels and wards are hosed down several times a day, prep sinks catch fur, blood and bedding fibres, and every consult room needs a basin between animals. Ninja Plumbers looks after the plumbing, heating and electrics in veterinary surgeries across London, Guildford and Woking: clinical basins, wash-down drainage and gullies, hot water, ward heating and power for equipment. We do not install medical gas pipelines, x-ray room shielding or anaesthetic scavenging, which belong with specialist contractors. Everything else we plan around your surgery lists and opening hours, with the price agreed before work starts.

What do veterinary practices need from their plumbing, heating and electrics?
-
Basins in consult rooms and prep
Every consult room and the prep area needs a hand-wash basin that staff can use without touching the taps with dirty hands. Lever taps worked with an elbow or wrist, or sensor taps, are the usual choice, set over a basin big enough not to splash the worktop. Prep also needs a deep sink for washing instruments, bowls and kit, kept apart from the hand-wash basin. We fit both, each on its own shut-off valve so a fault at one does not stop the other.
-
Kennel and ward wash-down drainage
Kennels, wards and isolation rooms are cleaned by hosing down, so the floor must fall to a gully and the gully must cope with fur, bedding shreds, cat litter and the odd lost toy. Gullies without a removable bucket or grate are the ones that block. A gully that has lost its water seal lets drain smells into a ward full of animals. We clear, replace and add gullies, fit removable silt buckets, and look at the run beyond by camera if it keeps backing up.
-
Hot water and warm recovery
A practice uses hot water all day, for scrubbing up, wash-down, laundering vet bedding and cleaning bowls. Recovering animals, especially small ones after an anaesthetic, lose heat quickly, so wards and recovery need heating that holds a steady temperature through the night, not just during opening hours. We repair and upgrade boilers, cylinders and radiators, add zones so a ward can be heated on its own, and fit air conditioning where summer heat builds up in kennels or the medicine store.
-
Power for equipment and fridges
Autoclaves, washer-disinfectants, laundry machines, blood analysers, warming cabinets and vaccine fridges all need a sound electrical supply, and several need a circuit of their own. A tripped RCD that takes out a vaccine fridge overnight can cost you stock. Our registered electricians add dedicated circuits, move fridges off supplies shared with kettles and dryers, and label them clearly. Sterilisers and washers that need water and a drain we connect to the maker's installation instructions, alongside the electrics, as one job.
Clinical waste stays out of the drains
Sharps, soiled dressings, anatomical waste, unused medicines and contaminated swabs are clinical waste and should never be washed or flushed away. They go into the right containers for collection by a licensed waste contractor under your practice's waste arrangements. Large amounts of cat litter and shredded bedding also belong in the bin, because they settle and set in a drain. When a gully or trap blocks, what we pull out usually tells the story. A strainer on every prep sink and a bucket in every gully keeps most solids where they can be lifted out.
Working around surgery lists and emergencies
Theatre and prep are hard to lose during a list, so we plan work in those rooms for early mornings, evenings or a day when nobody is operating. Kennels can often be done one run at a time while animals are moved along. If your practice runs an out-of-hours emergency service, tell us, because there may be no truly quiet time and we will agree a sequence with your head nurse or practice manager. Our 24/7 emergency callout covers a burst pipe or a flooded ward at any hour.
Checks your team can do
Once a week, lift gully grates and empty the silt buckets, and pour a jug of water into any floor gully in a room that is rarely washed, so the trap does not dry out and let smells in. Clear hair from prep-sink strainers at the end of every day. Look at the temperature logs on medicine and vaccine fridges and note any that dipped overnight, as that can point to a tripping circuit. Run little-used taps and showers weekly; the practice or its landlord has a duty to manage legionella risk under HSE guidance.

Questions about plumbing for veterinary practices
Do you install medical gas or x-ray shielding?
No. Medical gas pipelines, x-ray room shielding and anaesthetic scavenging are specialist work, and we leave them to contractors who do nothing else. Our part is the building services around them: basins, sinks, drains, hot water, heating and electrics. If a job touches both, we are happy to work alongside your specialist so it is clear where our work ends and theirs begins.
Can you connect our new autoclave or washer-disinfector?
Usually, yes, where it needs a water feed, a drain and a power supply of a size we work with. We follow the maker's installation instructions for the feed, backflow protection, waste and electrics, and our electricians can add a dedicated circuit if it needs one. Send us the installation sheet before delivery so the connections are ready when it arrives.
Our kennel gullies smell. What is causing it?
Often a trap has dried out in a room that is not washed every day, so drain air comes straight up. It can also be fur and bedding built up in the gully or the pipe beyond it. Topping the trap up with water fixes the first. For the second we clear the gully and pipe, and fit a removable bucket so solids are easier to lift out.
Can clinical waste go down the drain if it is diluted?
No. Clinical waste, including sharps, contaminated dressings, anatomical waste and medicines, goes in the correct containers for collection by a licensed waste contractor, never down a sink, gully or toilet. We only look after the drainage itself. If items like these turn up in a blocked drain, it is worth reminding the team where they should go.
Can you work while our emergency service is open overnight?
Yes. Many practices with an out-of-hours service never fully close, so we agree with you which rooms can be taken out of use and in what order. We can work early, late or at weekends, and our 24/7 emergency callout is there for a burst pipe or a flooded ward. Our engineers are DBS-checked, directly employed and fully insured.
