Launderette plumbing and dry cleaners plumbing in London
Launderette plumbing works hard. A row of washers can all fill at once, then all empty at once, and the drains carry lint and fibres every cycle. When one machine leaks or a supply fails, you want that machine out of use, not the whole shop shut. Ninja Plumbers looks after launderettes, service-wash counters, dry cleaners and small ironing and alteration shops across London. We fit and repair machine supplies and valves, clear and improve drainage, trace leaks under machines, and put in the circuits new equipment needs. Work is planned around your opening hours.

What do launderettes and dry cleaners need from their plumbing, heating and electrics?
-
A supply to every machine you can isolate
Each washer should have its own isolating valve on the hot and cold feeds, within easy reach. Then a leaking hose or a failed inlet valve means one machine out of use while the rest keep earning. Older shops often have a single stop valve for the whole bank, so any repair closes the floor. We add or replace isolating valves, renew tired flexible hoses and tidy up supply pipework so each machine can be taken out on its own.
-
Pressure and flow when machines fill together
A washer that fills slowly runs long and can throw an error. When several machines call for water at the same moment, an undersized supply pipe or a partly closed valve shows up quickly. We check the incoming pressure and flow, look for restrictions in the pipework, and advise on whether the main, a larger supply run or a booster would help. We tell you what the numbers show before suggesting any work.
-
Drains that handle lint and many machines emptying
Commercial washers dump a lot of water fast, and when they empty together a small waste pipe or shallow trap backs up. Lint and fibres settle in traps, drain channels and gullies, mix with detergent and harden into mats that slow everything down. We clear blocked wastes and gullies, fit or renew lint traps and strainers where they suit your setup, and can look at whether your drain runs are large enough for the load.
-
Hot water, a staff washroom and the electrics
Some machines take a hot feed, and your staff need a WC and a basin with hot and cold water. Water heaters under steady use scale up in London's hard water and lose output. New or extra machines may need new circuits, and dryers and presses add heat and moisture to the room. Because we do plumbing and electrics in one team, a new water heater with its own circuit or a washroom with an extractor fan is handled in one visit.
Keep lint out of the drains
Lint does more damage to launderette drains than anything else. Most machines have a filter or lint trap, and tumble dryers have their own lint screens; clean them as the maker suggests, which in a busy shop can mean daily. Where machines discharge into an open channel or gully, a removable strainer basket catches fibres before they reach the pipe. Empty it into the bin, never rinse it down the sink. If water starts to sit in a channel or a gully smells, get it cleared before a full blockage floods the floor on a busy morning.
Backflow protection and the water rules
The Water Supply (Water Fittings) Regulations 1999 require backflow protection matched to the fluid risk, so dirty wash water cannot be drawn back into the mains. Commercial washing machines usually have protection built in, but the type and whether it suits your installation depends on the machine and how it is connected. When you add or swap machines, check what the maker specifies and that the supply matches. We can look at your existing connections and fit check valves or other devices where the installation needs them. If a machine is in doubt, ask the supplier too.
Gas dryers, dry-cleaning machines and your electricity supply
Commercial gas-fired tumble dryers and commercial water heaters need engineers with commercial gas qualifications. Our Gas Safe engineers work on domestic-sized appliances, and we will tell you straight if your equipment is beyond what we do. Dry-cleaning solvent machines are specialist equipment serviced by their suppliers; we do the water, drainage, washroom and electrical side around them. New machines may need new circuits. Our electricians will tell you whether your supply is big enough, and if it needs upgrading by the network operator.

Questions about plumbing for launderettes and dry cleaners
Can you fit isolating valves without closing my launderette?
Usually the water has to go off briefly while each valve is fitted, so we plan the work for early morning, late evening or your quietest day. Once every machine has its own isolating valve, future repairs can be done one machine at a time while the rest of the shop keeps trading.
Do you service dry-cleaning machines?
No. Dry-cleaning solvent machines are specialist equipment and should be serviced by their suppliers. We do the work around them: water supplies, drainage, the staff washroom, water heaters and the electrical side, such as circuits and sockets. If a job needs the machine supplier involved, we will say so.
Can you work on my gas tumble dryers?
Commercial gas-fired tumble dryers need engineers with commercial gas qualifications. Our Gas Safe engineers work on domestic-sized appliances, so we will tell you straight if your dryers are beyond what we do. We can still help with the water, drainage and electrical work in the rest of the shop.
Why does water back up in my drain channel when machines empty?
Usually lint and fibres have built up in the channel, trap or gully and narrowed the pipe, or the drain is too small for several machines emptying at once. We clear the blockage, check the run for damage and tell you whether a strainer, better access or a larger pipe would help.
We are adding more machines. Can our electrics cope?
New machines may need new circuits. Our registered electricians will look at your board and supply, tell you whether it is big enough, and fit the circuits if it is. If the supply itself needs upgrading, that is arranged with the network operator, and we will explain the next steps.
