What we do

Communal plumbing for blocks of flats and managing agents in London

Communal plumbing is where block management gets complicated. A blocked soil stack affects every flat above the blockage, a failed booster pump leaves the top floors without water, and a leak between flats raises questions about access and who pays. Ninja Plumbers works for managing agents, freeholders and residents' management companies across London and into Surrey. We clear stacks and communal drains, survey drains by camera, repair cold-water tanks and booster pumps, and trace leaks between flats. Our registered electricians handle common-parts electrics too. After each visit, you get a report saying what failed, where it was and what we did.

What premises like yours need

What do blocks of flats and managing agents need from their plumbing, heating and electrics?

  • Shared soil stacks and communal drains

In a block, several flats discharge into the same stack and the same drains, so one blockage backs up into the lowest flat on that run. Older mansion blocks often have cast-iron stacks that crack or corrode, while newer blocks have plastic stacks with access points hidden behind boxing. We clear blockages, survey the drains by camera to find the cause, and repair or replace sections. Where a pipe may belong to the water company, we say so in our report.

  • Cold-water tanks and booster pumps

Many blocks store cold water in communal tanks in the roof space or basement, often with a booster pump set feeding the upper floors. When a float valve sticks or a pump fails, several flats lose water or pressure at once. Tanks also need proper lids, insulation and screened vents and overflows to keep the water wholesome. We repair and replace tanks, valves, pumps and their controls on typical residential systems, and tell you if a system needs a specialist.

  • Leaks between flats

Water coming through a ceiling is the call managing agents get most. The source might be a shower tray, a pipe under the floor of the flat above, a communal riser or the roof. Finding it usually means getting into more than one flat, sometimes when the owner is away. We trace the leak, isolate it, repair it and record exactly which fitting failed and where, so you can decide who is responsible under the lease.

  • Heating plant and common-parts electrics

Some blocks have communal boiler plant of commercial size in a basement plant room. That needs engineers with commercial gas qualifications, and we will tell you straight if your plant is beyond what we do. Where flats have their own domestic boilers, our Gas Safe engineers can work on those. Our registered electricians handle the landlord's supply in the common parts, including stairwell lighting faults, plant-room circuits and EICRs, so plumbing and electrical jobs can be booked together.

Record whose pipe it is

In most blocks, the lease decides which pipes belong to each flat and which belong to the building. As a rough guide, pipes serving only one flat are often the leaseholder's, and shared stacks, risers and drains are often part of the common parts, but leases vary. We do not give legal views. What we can do is record exactly where the failure was, what it serves and what caused it, with photos, so you can apportion the cost correctly and explain it to residents.

Communal water storage and legionella

Whoever controls the common parts, usually the freeholder or management company, has a duty to manage legionella risk in shared water systems under HSE guidance, ACoP L8. Stored cold water that warms up in a loft or sits unused is the main concern. The Water Supply (Water Fittings) Regulations 1999 also expect storage cisterns to be covered and protected. We do not carry out risk assessments, but we do the plumbing work they call for: replacing tanks and lids, removing dead legs and sorting little-used outlets.

Arrange access and warn residents

Communal jobs go smoothly when access is sorted first. Tell us where keys for the plant room, roof hatch and tank room are kept, and give us contact details for flats above and below any leak. If a repair means turning off the water to part of the building, put a notice up in advance so residents can plan. For larger works, the Section 20 consultation process may apply, so ask us for an itemised quote early to fit your timetable.

Questions

Questions about plumbing for blocks of flats and managing agents

Water is coming through a ceiling but the flat above is empty. What can you do?

We can often slow or stop the leak by isolating the supply to that flat or riser from the common parts. To find and fix the source, we need access to the flat above, usually through the managing agent, the leaseholder or a key holder. We then record what failed, so the agent can deal with responsibility and insurance.

Do you work on communal boiler plant?

Our Gas Safe engineers work on domestic-sized boilers and appliances, such as the boilers inside individual flats. Communal plant rooms serving a whole block are often commercial size and need engineers with commercial gas qualifications. We can look at what you have and will tell you straight if it is beyond what we do.

Can you report to the managing agent or freeholder?

Yes. We send reports to whoever you name, with the fault, its location, the cause where we can see it, photos and the work done. For recurring problems, such as a stack that keeps blocking, we note the pattern and suggest a longer-term fix. The price is agreed before work starts and invoices go to the right account.

The top-floor flats have poor water pressure. What is likely?

In a block with stored water, the usual causes are a booster pump that has failed or lost its settings, a stuck float valve, a low tank or an airlock. Where the block is fed straight from the main, an old or undersized supply pipe may be the problem. We test pressure and flow at different floors to find where it drops.

Who pays when a shared soil stack blocks?

That depends on your lease. A stack serving several flats is often treated as part of the common parts, so the cost goes through the service charge. If a blockage is clearly caused by what one flat has put down it, some leases let you recover the cost. We record the cause and location so you have the facts.
