Warehouse and industrial unit plumbing in London and Surrey
Warehouse plumbing rarely gets a thought until something stops working: the welfare block runs cold, the water bill jumps, or a pipe splits in an unheated bay over a frosty weekend. Ninja Plumbers looks after small warehouses, storage and logistics units, light industrial and trade-counter units across London, Guildford, Woking and nearby towns. We repair and refit staff toilets and mess rooms, fit water heaters where there is no central hot water, trace leaks on long supply pipes, clear yard gullies and keep office heating going. Our registered electricians handle sockets, lighting, EICRs and EV chargers, and we help landlords and agents get units ready for a new tenant.

What do warehouses and industrial units need from their plumbing, heating and electrics?
-
Welfare facilities people can rely on
Under the Workplace (Health, Safety and Welfare) Regulations 1992, the people working in your unit should have suitable toilets, washing facilities supplied with hot and cold, or warm, water, drinking water and a place to sit and eat. In many older units the welfare block is a single WC off the loading bay with a basin nobody trusts. We fix cisterns and basins, refit toilets and washrooms, add drinking-water points, and plumb in mess-room sinks, dishwashers and boiling water taps.
-
Hot water where there is no boiler
Plenty of industrial units have no central heating or hot water at all, so it has to be made where it is used. An undersink heater suits a single hand basin, while a larger instantaneous heater or a small cylinder can serve a mess-room sink and a shower. Drivers and warehouse staff finishing a dusty or dirty shift will use a decent shower. Because we also do electrics, the new circuit, isolator and pipework are fitted by one team.
-
Long supply runs and buried leaks
On a business park the water meter often sits at the boundary, with a long run of pipe under the yard before it reaches your unit. A leak on that buried section may never show on the surface, only as a water bill that keeps climbing. We check the meter with everything shut off, trace the escape with leak detection equipment, then repair or renew the pipe. Old lead or galvanised supplies are worth replacing while the ground is open.
-
Frost in unheated space
Warehouse floors are usually left unheated, and pipes running along the walls, up to high-level cisterns or out to a yard tap take the full force of a hard frost. A split pipe over a bank holiday can soak racking and stock before anyone is back. We lag exposed runs and fit isolating valves and drain-down points so sections can be emptied for winter, and our electricians can install thermostatically controlled trace heating on pipes that must stay live.
Yard gullies, drains and separators
Yard gullies collect silt, pallet splinters, shrink-wrap and leaves, and once the trap fills, rainwater backs up across the loading area. Lift the gratings and look inside every few months, and always before winter. If your site has an oil separator or interceptor, emptying it is a job for a licensed waste carrier, who issues the waste transfer paperwork, which is not a service we offer. We can clear and jet the gullies and drain runs on either side of it, and a CCTV survey will show whether a pipe has cracked under the weight of lorries.
Space heaters, office heating and electrics
Gas-fired space heaters and warm-air heaters hung in the warehouse are commercial gas appliances, so only an engineer holding commercial gas qualifications should work on them. Our own Gas Safe engineers stick to domestic-sized boilers and appliances, so if your heater falls outside that we will say so plainly rather than touch it. Offices and mess rooms are often warmed by a small boiler or electric heaters, which we can repair, service or replace. The Electricity at Work Regulations 1989 require electrical systems to be maintained so they are safe, and a periodic EICR is a sensible way to show you are doing that.
Turning a unit round between tenants
An empty unit can sit for months with water standing in the pipes, the water heater switched off and a welfare block left to go stale. Before a new occupier moves in, run every outlet, flush little-used taps and showers, check cisterns and heaters, test the yard tap and lift the gully gratings. Whoever controls the premises has a duty to manage legionella risk under HSE guidance (ACoP L8); we can handle the plumbing side, such as removing dead legs and repairing unused outlets. An EICR at the changeover gives the incoming tenant a clear picture of the electrics.

Questions about plumbing for warehouses and industrial units
Our water bill has jumped. Could there be a leak under the yard?
It is a common cause on larger sites. Shut off every tap, cistern feed and appliance in the unit, note the meter reading and check it again an hour or two later without using any water. If the numbers have moved, water is escaping somewhere between the meter and your outlets. We can trace buried leaks with detection equipment and repair or renew the pipe.
Can you service the gas heaters in our warehouse?
Usually not, and we would rather be upfront about that. Gas-fired space heaters and warm-air heaters are commercial gas appliances that need an engineer with commercial gas qualifications. We do look after the domestic-sized boilers and appliances that commonly warm a unit's office and mess room. Not sure which kind you have? A photo of the heater's rating plate usually lets us confirm.
Our unit has no hot water. What are the options?
For one hand basin, an undersink water heater is normally the simplest answer. For a mess-room sink plus a shower, a larger instantaneous heater or a small cylinder may suit better. Each needs a suitable electrical supply, and our electricians can run the circuit while the plumbing goes in, so you are not coordinating two contractors.
Do you work for landlords and agents on business parks?
Yes. We carry out void checks between tenants, get welfare blocks and water heaters working again, clear yard drains and arrange EICRs so a unit is ready to let. You get an agreed price up front, and we can report back on what we found and fixed. For a burst pipe in an empty unit, our 24/7 emergency callout covers you.
Can you fit EV chargers for our vans?
Yes. Charge points for delivery vans, pool vehicles and staff cars are fitted by our registered electricians. Before quoting, we look at how much spare capacity your supply has, because charging several vans at once is a heavy demand, and we advise whether load management or a new consumer unit is needed. We can add sockets or repair warehouse lighting on the same visit.
