What do offices need from their plumbing, heating and electrics?
-
Washrooms that cope with the whole team
An office washroom takes far more use than a home bathroom, and most of it comes in a few busy periods. Cisterns and flush valves wear, push taps stick, and urinal cisterns can run all night if nothing controls them. The Workplace (Health, Safety and Welfare) Regulations 1992 expect suitable toilets and washing facilities with hot and cold, or warm, water for staff. When one cubicle is out of use, the queue for the rest grows fast.
-
Kitchenettes and drinks points
Most offices run on one small kitchen: a sink, a dishwasher, perhaps a boiling water tap or a plumbed-in coffee machine and a fridge with a water feed. Each appliance needs a proper isolation valve, a sound waste connection and, where the supply feeds a machine, the right backflow protection. Hard London water scales up boiling water taps and dishwasher elements, so a filter or softener on the feed often means fewer breakdowns.
-
Hot water where people wash their hands
Many offices heat water with a small unvented cylinder or with under-sink point-of-use heaters at each basin. Point-of-use heaters are handy but can fail quietly, leaving one basin cold for weeks before anyone reports it. A single cylinder serving several floors can mean long pipe runs and a wait for warm water. We look at how your water is heated, how far it travels and whether a new heater would need its own circuit.
-
Comfortable temperatures all year
South-facing glass, a comms cupboard and a room full of laptops can make an office stuffy by lunchtime, while an ageing boiler may struggle on winter mornings. Our Gas Safe engineers work on domestic-sized boilers and heating, which covers many small offices. Larger commercial boiler plant needs engineers with commercial gas qualifications, and we will tell you straight if yours is beyond what we do. Our F-Gas certified engineers fit and maintain split air conditioning.
Planning a washroom refurbishment
If your washroom looks tired or keeps breaking down, a refurbishment is usually easier to manage than a string of emergency calls. Think about how many people use it at peak times, whether you need an accessible WC, and where the extractor fan will vent. Concealed cisterns behind panels look neat but need access hatches for later repairs. We can refit in stages, so one washroom stays open while another is worked on, and do the noisy work out of hours.
Who is responsible in a rented office
In a multi-let building, the landlord or managing agent often looks after the rising main, the drains and any shared heating, while tenants handle fittings inside their own space. Your lease sets out who does what, so check it before booking work on shared pipes. If water comes through your ceiling from the floor above, turn off your own supply if it helps, move equipment clear and tell the building manager. We can trace the source for whichever party is responsible.
Small checks that prevent bigger problems
Once a month, ask someone to look under the kitchenette sink and behind the dishwasher for drips or swollen boards. Listen for a toilet or urinal that keeps refilling, which wastes water. Cyclists' showers that are rarely used should be run for a few minutes each week, because stagnant water raises legionella risk, and the employer or landlord has a duty to manage that risk under HSE guidance. We can remove dead legs and fit thermostatic mixing valves where needed.

Questions about plumbing for offices
Can you work outside office hours?
Yes. We can start early, finish late or come at weekends, so disruptive work such as isolating the water or refitting a washroom happens when desks are empty. We agree the timing with you in advance, and the price is agreed before any work starts. For urgent problems, such as a burst pipe over the server cupboard, we run a 24/7 emergency callout.
Do you refurbish commercial washrooms or only repair them?
Both. We can replace a single cistern or strip out and refit a whole washroom with new WCs, urinals, basins, lighting and extraction. Because we also have registered electricians, the fan, lighting and any new water heater circuit are done by the same team. That saves you coordinating several contractors and keeps the programme shorter.
Our office has a large gas boiler in a plant room. Can you service it?
Our Gas Safe engineers work on domestic-sized boilers and appliances. A large boiler in a plant room is usually commercial plant, which needs an engineer with commercial gas qualifications. If you are not sure which you have, send us a photo of the boiler and its data plate, and we will tell you straight whether it is something we can take on.
How often should an office have an EICR?
There is no single fixed interval for every workplace. Electrical systems at work must be maintained so they stay safe, and a periodic inspection is the usual way to show that. Many offices work to a five-year cycle, but your insurer, your landlord or the condition of the installation may call for a shorter one. We can carry out the inspection and explain the results.
Are your engineers employees or subcontractors?
Our engineers are directly employed and DBS-checked, not subcontractors. That matters when someone is working in your office alongside staff, client files and IT equipment. They are fully insured, carry identification and work tidily around desks and meeting rooms. Our workmanship is guaranteed, and you can pay by card or cash.
