Plumber for solicitors' offices and law firms in London
Ninja Plumbers is a plumber for solicitors' offices and law firms in London, looking after the plumbing, heating, electrics and air conditioning a practice relies on. Many law firms occupy Georgian or Victorian townhouses, where an elderly boiler, iron or lead pipework and a deed room below a water tank all need careful handling. We put the client WC right before the next completion meeting, trace leaks before they reach archived files and keep the comms room cool. The engineers who visit are our own DBS-checked staff, never subcontractors. We can attend after the office closes or at weekends, and you approve the price before anything begins.

- Pipework checks over deed rooms and archives
- Leak alarms and automatic shut-off valves

What do solicitors and law firms need from their plumbing, heating and electrics?
-
Period buildings with period pipework
A Georgian or Victorian townhouse turned into chambers or a firm's offices usually carries a century of alterations. You may find iron or lead supply pipes, a cold-water tank in the loft feeding several floors, and radiators added room by room as partners moved in. Heat tends to reach the ground-floor reception long before the second-floor fee earners. We map how the system is really laid out, balance and flush the radiators, and replace failing lead or corroded iron sections where that is sensible.
-
Deed rooms, strongrooms and archives
Original wills, title deeds and executed agreements often sit in a basement strongroom or a converted store, sometimes directly under a bathroom, a kitchenette or a loft tank. A slow drip from a joint overhead can soak a box of files before anyone opens the door. We inspect the pipework running over and through storage areas, fit leak detection that sounds an alarm or closes the supply, and reroute pipe runs away from shelving where the structure allows it.
-
Client washrooms and meeting rooms
The client washroom and the room where documents are signed both say something about the firm. A cistern that trickles, a flush button that sticks or a radiator knocking during a completion meeting is the kind of detail a visitor remembers. We keep client-facing WCs, basins and taps in good order, fit concealed cisterns behind proper access panels and quieten noisy pipework. Where a room needs to be warmer, cooler or better lit, the same team covers heating, air conditioning and electrics.
-
Server rooms and electrical safety
Case management servers, document scanners and the phone system usually live in a small comms room that was never designed for the heat they give off. Split air conditioning sized for rooms like that is installed and maintained by our F-Gas certified engineers, while our registered electricians run its dedicated supply. Under the Electricity at Work Regulations 1989, an employer must keep its electrical installation in a safe condition, and a periodic EICR is the normal way to demonstrate it. We carry out the inspection and any remedial work.
Protecting original documents from water
Walk the route of every pipe that passes above or beside your deed room, strongroom and file stores. Note any tank, WC, sink or radiator on the floor overhead, and keep archive boxes on shelving rather than on the floor, so a minor leak is spotted before it wicks into paper. Make sure at least two people know where the main stopcock is and that it actually turns. If a pipe has to stay above storage, a leak detector linked to an automatic shut-off valve is a sensible safeguard. We can survey the pipework and advise where rerouting is worth the expense.
Alterations in a listed building
If your firm occupies a listed building, listed building consent may be needed for some alterations, such as cutting new pipe routes through original walls or floors, taking out historic fireplaces or radiators, or mounting an outdoor air conditioning unit on a front wall. Listing can cover interiors as well as the outside. Check with your landlord and, where the position is unclear, the local planning authority's conservation team before committing to a scheme. We then follow existing service routes, keep new pipework out of sight and leave original joinery alone wherever we can.
Discretion and confidentiality on site
A law firm's rooms contain privileged material, so tell us before the visit which areas are off limits and which we will need to reach. Our engineers are DBS-checked employees of Ninja Plumbers, not subcontractors. They do not read, open or move papers and files; if something is in the way, they ask a member of staff to clear it. For evening or weekend work, name the person who will let us in and secure the premises afterwards, and we will record your building's access arrangements for future visits.

Questions about plumbing for solicitors and law firms
Do you work on solicitors' offices out of hours?
Yes. We can attend early in the morning, after the office closes or at the weekend, so noisy or disruptive work does not interrupt client meetings or calls. Timing and cost are settled with you in advance. If a pipe bursts or water comes through a ceiling, our 24/7 emergency callout covers nights and weekends as well.
How can we stop a leak damaging our deed room?
Start by finding out what runs above it: tanks, WCs, radiators and supply pipes. Keep files off the floor and make sure staff know where the stopcock is. We can inspect that pipework, fit a leak detector with an automatic shut-off valve, and move pipe runs away from storage where the building allows. Together those measures catch most leaks early.
Are your engineers DBS checked?
Yes. Every engineer we send is DBS-checked and on our own payroll; we do not use subcontractors. They are fully insured, carry identification, and will not read or move client papers. If a room holding confidential files must stay locked, tell us and we will plan the job so that nobody needs to go in.
Our office is in a listed building. Can you still replace the pipework?
Usually, yes, although listed building consent may be needed for some alterations, particularly where a new route passes through historic walls or floors. Speak to your landlord and, if in doubt, the council's conservation team before the work is booked. We then keep to the agreed scope, reuse existing routes where possible and keep new pipes discreet.
Does a law firm need an EICR?
There is no fixed legal interval for every workplace. The Electricity at Work Regulations 1989 expect a firm's wiring and equipment to be kept safe, and an EICR is the accepted way of evidencing that. Your lease, landlord or professional indemnity insurer may say how often. Our registered electricians inspect, report and put right anything the report identifies.
