Check your water pressure before choosing a shower
A powerful-looking mixer shower on a low-pressure gravity system will disappoint you. Tell us what system you have and we will tell you what will actually perform, before you buy anything.
Moving the toilet is the expensive decision
Relocating a WC means moving the soil connection, which drives cost more than almost any other change. Keeping it where it is, and moving everything else around it, is usually the better value layout.
Order everything before we start
The most common reason a bathroom overruns is a back-ordered item discovered halfway through. Have the suite, tiles and brassware on site before day one and the job runs to plan.
Flats have extra rules
Leasehold flats — common across a lot of London — often come with conditions worth checking before you commit to a design. The lease may require freeholder consent for bathroom work, and some buildings restrict working hours or will not allow a wet area to be moved over a habitable room on the floor below. Better to find that out early than after the old bathroom is already stripped out.
What affects the price
Bathroom prices vary more than almost any other job we quote, because no two rooms start from the same place. A handful of decisions and discoveries move the figure far more than the choice of taps.
What is under the old bathroom
Stripping out an old bathroom often uncovers soft floorboards under the bath, old iron or lead pipework, or walls that come away with the tiles. Each of those has to be put right before anything new goes in, and it is priced once it has been seen.
Concealed or on show
Pipes and cisterns hidden behind the wall look cleaner, but they need a stud wall or boxing built, frames for wall-hung pieces, and access panels. Exposed pipework, a close-coupled toilet and a pedestal basin involve noticeably less building work.
How much tiling, and what kind
Tiling the whole room floor to ceiling costs more than tiling around the bath and shower. Large-format porcelain needs flat, well-prepared walls, and natural stone needs sealing, so the tile you choose affects the preparation as well as the tiler’s time.
Getting materials in and waste out
A top-floor flat with no lift, a street where parking is by permit only, or a building where the lift has to be booked all slow a job down. A skip on the road also needs a council permit, which is worth allowing for.

Common questions
How long does a bathroom take?
It depends entirely on the scope and the condition of what is behind the existing one. We will give you a realistic timescale with the quote, and tell you what could extend it.
Do you supply the bathroom, or do I?
Whichever suits you. Plenty of customers like choosing and buying their own suite and simply having Ninja Plumbers fit it, and that works just as well as us sourcing everything.
Do you tile as well?
We handle the plumbing and coordinate tiling and finishing as part of the job, so it is one point of contact rather than several.
Can I use the bathroom while the work is happening?
For a full refit, no, not for the duration. That is worth planning for if it is the only bathroom in the property, and we will be straight with you about how long that will be.
Does a new bathroom need building regulations approval?
A straight replacement in the same room generally does not. It becomes more involved when you add a bathroom where there was not one, run new drainage, alter the structure or add electrical work, and the room needs adequate ventilation whichever way you go. We will tell you at the quote stage if anything in your plans needs notifying, so it is not discovered at the end.
We are renovating the whole house. When should the bathroom be done?
The pipework goes in early, before walls are plastered and floors are laid, and the bathroom is fitted and finished much later. That first stage is easy to miss when the builder, electrician and plasterer are all booked, and a missed pipe means opening up a finished wall. Bring us in when the other trades are being planned, not after the plaster has gone on.
