Airbnb plumber and short let maintenance in London
Your guest messages at eight in the evening: the toilet will not flush, or water is dripping from the bathroom light, and you live miles away. That is when an Airbnb plumber who can let themselves in earns their keep. Ninja Plumbers works for individual hosts, co-hosts and short-let management companies all over London and in parts of Surrey. We agree access through your lockbox or smart lock, deal with the fault and send you photos of what we found and what we did. Planned jobs go into the gap between check-out and check-in. Because we also do electrics, a leaking shower and a dead extractor fan are one visit.
What jobs do we take on for Airbnb hosts and short-let managers?
- Mid-stay leak and hot-water callouts
- Blocked toilet and slow drain clearing
- Annual gas safety checks for short lets

What do Airbnb hosts and short-let managers need from their plumbing, heating and electrics?
-
When a guest calls and you are not there
Most hosts run one or two flats and live somewhere else, so the first you hear of a fault is a message from a guest. You need a trade who will go in on an access arrangement you have agreed, find the cause rather than patch the symptom, and tell you plainly what happened. We contact the guest before arriving so nobody is surprised at the door, and we send dated photos, which give you a record if you later need to make an insurance claim.
-
Guests who do not know the flat
A guest has never seen your boiler before. They turn the thermostat right up, press the reset button again and again, or cannot find the stopcock when a pipe under the sink starts spraying. Much of this is avoidable. We can label the stopcock and isolation valves, show you where the boiler controls and pressure gauge are, and suggest wording for a simple instruction card. Clear labels turn a flood into a nuisance, and save a callout for a fault that was only a switch.
-
Toilets, wipes and sanitary products
Blocked toilets are among the commonest mid-stay calls in short lets. Visitors flush wet wipes, sanitary towels, cotton buds and kitchen roll that an owner would put in the bin, and in older London flats the soil pipe may already be narrow or poorly sloped. A clear sign in the bathroom and a lidded bin beside the WC help a lot. If the same toilet keeps blocking, a camera survey can show whether the problem lies in the pipe rather than with the guests.
-
Showers and water pressure guests notice
Guests judge a flat quickly on its shower. A weak spray, water that swings between hot and cold, or a tray that drains slowly will all get mentioned in feedback. Causes range from a scaled shower head or a failing mixer cartridge to a combi boiler that cannot keep up, or low mains pressure on an upper floor. We work out which one it is, then repair the valve, fit a pump where the system allows one, or suggest a different setup.
Gas and electrical safety for short lets
The Gas Safety (Installation and Use) Regulations 1998 cover holiday and short lets as well as long tenancies. Each gas appliance, flue and length of pipework you provide needs a yearly check by an engineer on the Gas Safe Register, and the record should be kept. Electrics are less clear cut. The five-yearly EICR rule is written for private tenancies, but an EICR is good practice for a short let, and some platforms, insurers or councils ask to see evidence that the wiring is safe. Our registered electricians can test the installation and put right anything that fails.
Set the flat up for guests
Leave a short printed card near the boiler explaining the thermostat, how to top up the pressure if your boiler allows it, and who to contact. Tie a tag to the stopcock and mention where it is in your house manual and check-in message. Put a sign in each bathroom asking guests to bin wipes and sanitary products, and provide a bin with a lid. Keep a plunger and a spare shower head in a cupboard. These small steps stop many of the calls that hosts would otherwise get.
Planning work and letting rules
Book planned jobs, such as a tap swap or a boiler service, for a changeover day and give us the check-out and check-in times. Anything longer, such as a new shower valve set into tiles, is better done on dates you block in your calendar. Tell your cleaner or co-host when we are due so linen and cleaning are not held up. In London, letting a whole home as a short let for more than 90 nights a year generally needs planning permission, so check your own position with your borough.

Questions about plumbing for Airbnb hosts and short-let managers
Can you go in when neither I nor the guest is there?
Yes, if you agree it with us first. Most hosts give us a lockbox or smart lock code, or ask a co-host or cleaner to meet us. We confirm the arrangement before setting off, lock up and leave keys as we found them, and send you photos of the fault and the finished repair.
What should a guest try before I call you out?
Ask them to note any code showing on the boiler's screen, read the pressure gauge, and check that the timer or thermostat is actually calling for heat. For a leak, the first job is turning off the stopcock, which is why labelling it matters. Photos sent to you help us bring the right parts.
Do short lets need a gas safety certificate?
Yes. The Gas Safety (Installation and Use) Regulations 1998 apply to short lets as well as holiday lets. The boiler, hob and any other gas appliance you provide must be checked every twelve months by someone on the Gas Safe Register. We carry out the check, give you the record and can book the next one around your calendar.
Why does the toilet in my flat keep blocking?
In short lets the usual cause is what guests flush: wipes, sanitary products and thick paper. A sign and a lidded bin help. If it still blocks with careful use, the pipe may be partly collapsed, badly sloped or scaled up inside. A CCTV drain survey shows which, so you fix the cause once.
Do you work for short-let management companies?
Yes. We work with co-hosts and management companies looking after several flats. We can agree a single contact, a standard way of getting in and a format for photo reports, and we give you the price before any work starts. Whoever we send is a directly employed engineer, not a subcontractor, DBS-checked and fully insured.
