What we do

Plumbing for guest houses, B&Bs and small hotels in London

Hotel plumbing on a guest-house scale means lots of bathrooms depending on one set of pipes. Ten en-suites might share a single hot-water cylinder, one or two boilers and a soil stack running the height of the building, so one fault can close several rooms. Ninja Plumbers works with guest houses, B&Bs and small hotels across London and into Surrey. We repair and replace showers, shower pumps, cylinders and domestic-sized boilers, clear blocked toilets and stacks, and add or refit en-suites. We plan work around your bookings, and because we also do electrics, extractor fans and shaver points come with the same team.

What jobs do we take on for guest houses and small hotels?

  • En-suite shower repairs and replacements
  • Shower pump fitting and repair
  • Vented and unvented cylinder work
  • Domestic boiler repairs, servicing and gas checks
  • Unblocking toilets, basins and soil stacks
  • Macerator installs for added en-suites
  • Fitting thermostatic mixing valves
  • Extractor fans and bathroom electrics

What premises like yours need

What do guest houses and small hotels need from their plumbing, heating and electrics?

  • Many en-suites on one system

In a converted townhouse, rooms on the top floor often get the weakest pressure and the longest wait for hot water, while a leak in one en-suite can stain the ceiling of the room below. You need a system where each bathroom can be isolated on its own, so one room can be taken out of use without draining the whole house. We fit isolation valves, balance supplies between floors and trace the leaks that turn up under shower trays.

  • Hot water for the breakfast rush

Between seven and nine, most guests shower within the same hour, and that is when a guest house finds out whether its hot water is big enough. A cylinder that recovers too slowly, or a combi boiler asked to serve several rooms, leaves the last guests with a lukewarm shower. We look at stored volume, recovery time and how many outlets run together, then advise on a larger cylinder, an unvented system or better controls.

  • Pumps, stacks and waste

Shower pumps work harder in a guest house than anywhere else and tend to fail noisily or without warning. Hair builds up in shower traps, and wipes or sanitary products flushed by guests block soil stacks, usually showing first as a gurgling basin on a lower floor. Where an en-suite has been added far from the stack, a macerator may be doing the work. We repair and replace pumps, clear stacks and fit macerators properly.

  • Gas: domestic boilers and larger plant

Many guest houses run on one or two domestic-sized boilers, which our Gas Safe registered engineers service, repair, replace and include in your annual gas safety check. Some small hotels have larger commercial boilers or commercial catering gas equipment such as ranges, fryers or combi ovens in the breakfast kitchen. Those need engineers with commercial gas qualifications. We will look at what you have and tell you straight if it is beyond what we do.

Plan work around occupancy

Keep a list of small faults, such as a dripping tap, a slow basin or a loose toilet seat, and book them together during a quieter week so the rooms can be done one after another. For bigger jobs, such as a cylinder swap or a bathroom refit, block the affected rooms in your booking system before you confirm the date. If your en-suites do not have their own isolation valves, ask for them on the next visit, because they make every later repair less disruptive.

Rooms that sit empty and legionella

As a business letting rooms, you have a duty to manage legionella risk under HSE guidance, known as ACoP L8. Rooms left empty for a week or more let water stand in showers and pipework, so run their outlets regularly. HSE guidance generally looks for stored hot water at around 60°C, which also raises the scald risk at outlets. We do not carry out risk assessments, but we do the plumbing side: removing dead legs, sorting little-used outlets, cylinder work and fitting thermostatic mixing valves.

Warning signs worth acting on

Some guest comments point to a fault that is still small. Complaints about lukewarm showers in the morning suggest the hot-water system is at its limit. A basin that gurgles when a toilet upstairs is flushed can mean a partial stack blockage or a venting problem. A brown mark on a ceiling below an en-suite usually means a failed tray seal or waste joint. A shower pump that runs when no tap is open often means a leak somewhere. Report these early.

Questions

Questions about plumbing for guest houses and small hotels

Can you work without closing rooms?

Often, yes. Many repairs can be done in one room while the rest stay let, especially where each en-suite has its own isolation valves. Where a job means turning off hot water or the supply to the whole building, we will tell you in advance and plan it for early morning, late in the day or a quiet week.

Our morning showers run cold. Is the boiler too small?

Sometimes, but the cylinder is more often the limit. If most guests shower in the same hour, the stored hot water runs out and has to reheat. We check the cylinder size, how fast it recovers, the boiler output and how the system is controlled, then explain the options, from better controls to a larger or unvented cylinder.

Do you work on commercial boilers or kitchen gas equipment?

No. Our Gas Safe engineers work on domestic-sized boilers and appliances. Larger commercial boilers and commercial catering gas equipment, such as ranges, fryers and combi ovens, need engineers with commercial gas qualifications. If you are not sure which you have, we can look and will tell you straight if it is beyond what we do.

Do guest rooms need a gas safety check?

If you provide gas appliances in rooms you let, such as boilers or fires, HSE guidance treats B&B and hotel rooms as covered by the landlord gas safety duties, so an annual check applies. Whatever your setup, having every gas appliance and flue checked each year by a Gas Safe registered engineer is the sensible approach.

Can you add an en-suite to a room far from the soil stack?

Usually. Where a gravity drain run to the stack is possible, that is the better option. Where it is not, a macerator can pump waste to the nearest stack through small-bore pipe. We will check the route, the electrics for the unit and any extractor fan, and do the plumbing and electrical work as one job.
