Plumber for estate agents: pre-sale repairs in London
A sale can stall over something small: a surveyor notes a stain under the bath, a buyer asks about the drains, or a probate house has had no heating since last winter. As a plumber for estate agents, Ninja Plumbers gives you a trade you can pass to a vendor or buyer. We carry out pre-sale plumbing repairs, CCTV drain surveys, boiler servicing and electrical checks across London and nearby Surrey. Our engineers are DBS-checked and directly employed, and we agree the price before starting, so there is a clear figure to pass on. If your office also handles lettings, we look after rented homes too.

What do estate agents need from their plumbing, heating and electrics?
-
Repairs raised by a buyer's survey
A home survey often lists plumbing and heating items in cautious language: a weeping joint, an older boiler, what looks like lead pipework at the stopcock, or a gully that seems slow to drain. Buyers then ask for a quote or a price reduction. We inspect what the surveyor flagged, tell the vendor what is actually wrong and what is not, and give a written price. Putting a small item right quickly can stop it turning into a renegotiation.
-
Drainage evidence for buyers and lenders
Older London houses often share a clay drain with next door, and surveyors commonly suggest a CCTV drain survey where they see cracked gullies, trees close to the house or signs of past blockages. Buyers, and sometimes their lenders, may want that report before exchange. We run a camera through the drain runs, record the footage and write a summary of the condition, with any repairs priced separately. Knowing early lets the vendor choose between a repair and a price adjustment.
-
Boiler and electrics questions from buyers
For the sale of an owner-occupied home, a gas safety certificate or an EICR is not generally a legal requirement. Even so, buyers and their solicitors often ask when the boiler was last serviced and whether the electrics have been checked. A recent service by a Gas Safe registered engineer and a condition report from a registered electrician can answer those questions. Where either turns up a fault, we price the repair so the vendor has a clear choice.
-
Vacant, probate and chain-delayed homes
An empty house can sit for months while probate is granted or a chain sorts itself out. In winter, a frozen pipe in an unheated loft can flood two floors before anyone visits. We can drain the system down, or leave the heating on a frost-protection setting, and check for leaks on visits you arrange. Before viewings, we can get the boiler firing, bleed radiators and make sure taps and toilets work, so the house shows as a working home.
Get a written price before an offer wobbles
When a survey comes back with plumbing or heating points, the quickest route is usually a proper inspection and a written price rather than a guess. Ask the vendor to give us access early, ideally before the buyer's solicitor raises formal enquiries. A written quote lets both sides negotiate on facts. Bear in mind that a surveyor's note is a pointer, not a diagnosis: an older boiler may be working well and simply due a service, while a small stain can hide an active leak.
Protecting a vacant property in winter
If a property will stand empty through cold weather, decide early whether to keep low heat on or drain the system. Low heat protects the pipes but relies on the boiler, gas and power all staying on. Draining down removes the risk of a burst but means the system needs refilling and checking before viewings or a survey. Check the property's insurance too, because many policies set conditions for unoccupied homes, such as regular inspections or the water being turned off.
Lead pipes and weak flow
Many older London houses still have a lead supply pipe running from the boundary stopcock into the house. Surveyors often flag it, and buyers may ask about it because of concerns over lead in drinking water. The section inside the property boundary is usually the owner's responsibility, while the water company looks after its own side. Replacing it with modern plastic pipe often improves flow at the taps as well. We can confirm whether the pipe is lead, price the replacement and explain what the vendor needs to arrange.

Questions about plumbing for estate agents
Can you quote from the surveyor's report alone?
We can explain what an item usually involves, but a firm price needs an inspection, because a survey note is a pointer rather than a diagnosis. Once we have seen it, we agree the price before any work starts, so the vendor, the buyer or your office has a written figure to work with.
Does a house need a gas safety certificate to be sold?
Not generally, for an owner-occupied home. The annual gas safety record is a duty for landlords, not a condition of sale. Buyers often want evidence the boiler has been looked after, though, and a recent service by a Gas Safe registered engineer is a simple way to give it. If the home is let, the landlord rules apply.
Can you meet us at a vacant or probate property?
Yes. We can arrange access through your branch or meet a negotiator on site, and our engineers are DBS-checked and directly employed. We report back to whoever instructed us, whether that is you, the executor or the vendor, with photos where they help. We do not go beyond the agreed job without checking with you first.
Who pays for the work?
Whoever instructs us, which is usually the vendor and sometimes the buyer or an executor. We give that person a clear price before starting and invoice them for the work they agreed. There is a call-out charge, which we tell you about when you book, and we accept card or cash. Our workmanship is guaranteed.
Can you look after our own branch too?
Yes. A shopfront branch usually has a small staff WC, a kitchenette and a heater or air conditioning unit working hard behind the front glass. We repair and replace all of these, and can do noisy work before you open or after you close, so viewings and walk-in enquiries carry on. Our F-Gas certified engineers fit and service air conditioning.
