The spaces we work in
Office kitchens and washrooms
Tea points, boiling taps, dishwashers and the washrooms everyone in the building depends on. The constraint is almost always access rather than difficulty: we work early, late or at weekends so a floor of desks is not standing idle while a tap is changed.
Commercial kitchens
Grease traps, high-demand hot water, dishwasher and glasswasher connections, and drainage built for volume rather than for a domestic sink. A kitchen that cannot open loses a service, so these are scheduled around your covers and we carry the parts that fail most often.
Retail units
Fit-outs, staff washrooms and customer WCs, and the reactive work that comes with a shared stack in a parade or a shopping centre. Where a landlord or centre management has to approve the work, we produce the paperwork they need rather than leaving you to chase it.

For restaurants and retail, that usually means early mornings, evenings or overnight. Tell us your trading pattern at the point of enquiry and we will schedule to it rather than around it.
Paperwork that satisfies whoever signs it off
Managing agents, freeholders and landlords generally need more than a verbal all-clear. Tell us who needs to see what, and the engineer will document the job accordingly on the visit.
Shared stacks in blocks
When one flat reports a blockage, quite often the real problem sits in the shared stack and is affecting several flats at once, not just the one that called it in. The whole job usually comes down to getting access to the right flats on the first visit — miss one and you are booking a second trip for what should have been sorted the first time.

What affects the price
Commercial work is priced on the job and the conditions around it. The same repair can cost more overnight, around a kitchen that reopens for breakfast, than on an ordinary weekday, and it helps to know why.
When the work can happen
Early mornings, evenings, overnight and weekend slots keep your business trading, but they can cost more than working through a normal weekday. Where part of the job can be done during the day without disrupting anyone, we can look at splitting it to keep the price down.
Building access and sign-in
Managed buildings often mean signing in with security, booking a loading bay or goods lift, waiting for a keyholder, or working under a permit. None of it is difficult, but it all takes time on site, and that time is part of the price.
Paperwork before and after
Some sites need risk assessments and method statements before an engineer can start, and a written report, photos or sign-off sheets afterwards for the managing agent or landlord. Tell us what is required at the start, so it is priced in rather than added later.
Commercial fittings and repeat work
Sensor taps, urinal flush controls, boiling water units and heavy-duty commercial fittings cost more than domestic equivalents. On the other hand, replacing the same fitting across several washrooms or floors in one programme is usually cheaper per item than piecemeal callouts.

Common questions
Can you work outside our opening hours?
Yes. For restaurants, shops and offices that is often the only sensible way to do it, and we schedule around your trading rather than through it.
Do you take on ongoing maintenance?
Yes. Speak to the management line about reactive and planned arrangements across a property or portfolio.
Do you work for managing agents?
Regularly, including reactive repairs across managed blocks and communal drainage.
Which number should I use?
The booking line is quickest for a one-off repair. Anything ongoing, commercial or tied to an account is better routed through the management line, where it reaches someone who can actually agree terms.
Can you keep some of the washrooms open while you work?
Usually, if the pipework allows it. The question is how the building’s water is split up: a modern fit-out often has isolation valves for each washroom or floor, while an older building may have one valve that shuts off everything. We check what can be isolated before the job is planned, so you know in advance which facilities will be out of use and for how long.
Our site has children or vulnerable residents. Who will you send?
Ninja Plumbers engineers are directly employed rather than subcontracted, and they are DBS-checked, so the person who arrives works for us, not for a third party. If you have your own rules — signing in at reception, wearing a visitor badge, being accompanied in certain areas, or working only outside school or care hours — tell us when booking and the engineer will follow them.
