Holiday let maintenance and plumbing in London
Holiday let maintenance works to a different clock from an ordinary rental. A guest checks out at ten, the next one arrives at three, and a shower that has lost pressure or a boiler showing a fault code has to be sorted in between. Ninja Plumbers looks after holiday lets, Airbnb flats and serviced apartments across London and into Surrey. We fix showers, boilers, leaks, toilets and electrics, carry out the annual gas safety check that applies to holiday lets, and work with key safes, lockboxes and concierges when you are not nearby. The price is agreed before work starts, and you get a clear report afterwards.

What do holiday lets and serviced apartments need from their plumbing, heating and electrics?
-
Fixes that fit the changeover window
Most faults are spotted by cleaners on changeover day or by guests on arrival. What you need is someone who can work in the gap between checkout and check-in where that can be arranged, and who takes the fault seriously when a guest is already in the flat. We book changeover visits around your cleaning schedule, and our 24/7 emergency callout covers the leak or the lost heating that cannot wait until the next stay ends.
-
Showers and hot water that cope with every guest
Short-stay flats take far more use than a normal home. Groups shower back to back, often at the same time of the morning, and London's hard water scales up shower heads, cartridges and heating elements. Combi boilers that manage fine for a couple struggle when four people arrive together. We repair and replace mixer and electric showers, pumps and cylinders, and tell you honestly if the hot-water setup is too small for the number of guests you take.
-
Gas safety every year, electrics checked
The gas safety rules for landlords apply to holiday lets and short lets too, so every gas boiler, hob and fire needs a check by a Gas Safe registered engineer each year. HSE guidance allows the record to be displayed in the property for short stays. The five-yearly EICR rules are aimed at longer private tenancies, so for most holiday lets an EICR is recommended rather than legally required, though insurers, platforms and agents may ask for one.

Access when you are not there
Many hosts live outside London or manage several flats at once. We work from key safe codes, smart lock codes, concierge desks or a cleaner meeting us, and confirm the arrangement with you before we set off. When the job is done we send notes and photos, so you know the flat is ready for the next guest. If a job turns out bigger than expected, we call you with the price before carrying on.
Give your cleaners a two-minute check
A short checklist on each changeover catches most faults before a guest does. Ask cleaners to run every tap and shower for a minute, flush each toilet, look under the kitchen and bathroom sinks for damp, and check the boiler display for a fault code or low pressure. Many combi boilers sit at roughly 1 to 1.5 bar when cold, but your boiler manual gives the right figure. A photo of anything odd, sent to you on the day, lets us come prepared.
Keep the paperwork where you can find it
Keep the current gas safety record in the flat and a copy with your booking records, and note the renewal date. You can have the check done up to two months early without losing the original anniversary, so it can go into a quiet week. Even where an EICR is not legally required, having one is a sensible way to show the electrics are safe if a guest, insurer or platform asks. Keep boiler service records too, because manufacturers' warranties often depend on them.
Quiet weeks, stored water and hard water
When a let sits empty between bookings or off-season, water stands in the pipes and any cylinder. Anyone letting accommodation has a duty to manage legionella risk under HSE guidance, known as ACoP L8, so run every outlet before guests arrive after a gap. We do not carry out risk assessments, but we do the plumbing side: removing dead legs, sorting little-used outlets, cylinder work and fitting thermostatic mixing valves. In hard-water areas, a water softener can slow the scale that wears out showers.
Which of our services matter most to holiday lets and serviced apartments?
-
Commercial plumbing
How we plan and price work for hosts and operators running several short-stay flats.
-
Gas safety certificates
Holiday lets need an annual gas safety check on every gas appliance, just like longer rentals.
-
Shower repair
Showers take the heaviest use in short-stay flats and are the fault guests notice first.
-
Emergency plumbing
For leaks or lost water mid-stay, when a guest is in the flat and it cannot wait.
-
Boiler repair
No heating or hot water is the fastest way to a poor review and a refund request.
-
EICR certificates
Recommended for holiday lets, and often requested by insurers, platforms and letting agents.
-
Water softeners
London's hard water scales showers and taps quickly when a flat is used by guest after guest.
Questions about plumbing for holiday lets and serviced apartments
Can you work between checkout and check-in?
Where the timing allows, yes. Tell us your checkout and check-in times when you book and we will plan the visit around them. Some jobs, such as replacing a shower valve behind tiles or a boiler, need longer than a changeover gap, and we will say so up front so you can block the dates rather than risk a guest arriving mid-job.
Does a holiday let need a gas safety certificate?
Yes. The gas safety rules that apply to landlords also cover holiday lets and short lets. Every gas appliance, flue and fitting you provide needs checking each year by a Gas Safe registered engineer, and you keep the record. For short stays, HSE guidance allows the record to be displayed in the property rather than handed to each guest.
Is an EICR required for a holiday let?
For most holiday lets, an EICR is recommended rather than legally required. The 2020 electrical safety regulations are aimed at private tenancies, not short holiday stays. Even so, you have a general duty to keep guests safe, and insurers, booking platforms or letting agents may ask for a report. Our registered electricians can carry one out and fix anything it finds.
I don't live near the flat. How do you get in?
Most of our holiday let visits happen without the host there. We can use a key safe or smart lock code, collect keys from a concierge, or meet your cleaner. We confirm the arrangement with you before we set off, lock up afterwards and send you notes and photos, so you can see the job is done.
A guest has no hot water mid-stay. What should I do?
First, ask the guest to check the boiler display for a fault code and the pressure gauge, and whether any electric shower has its pull-cord switch on. Photos help. If that does not sort it, call us. Our 24/7 emergency callout covers heating and hot-water failures, and we will keep you updated so you can manage the guest.
