What we do

Co-working space plumbing and maintenance in London

Members judge a co-working space on small things: whether the boiling water tap works at nine, whether the shower runs hot after a ride in, and whether the phone booths are bearable in July. Good coworking space plumbing keeps those things quietly working. Ninja Plumbers looks after flexible offices, serviced suites and shared workspaces in converted warehouses and former shopfronts across London and nearby Surrey. Our plumbers, Gas Safe engineers, registered electricians and F-Gas certified air conditioning engineers work as one team, so a new tea point with its own socket and filtered feed is a single booking. We schedule around member hours and agree the price first.

What jobs do we take on for co-working spaces?

  • Boiling water tap fitting and filter changes
  • Coffee machine and fridge water feeds
  • Dishwasher plumbing for shared kitchens
  • Blocked toilets and slow basin wastes
  • Cyclist shower repairs, pumps and TMVs
  • Phone booth and meeting room air conditioning
  • Extra sockets, floor boxes and desk circuits
  • EV charger installation for member car parks

What premises like yours need

What do co-working spaces need from their plumbing, heating and electrics?

  • Tea points and kitchens on every floor

A co-working building might have a main kitchen plus a tea point on each floor, and each one carries more kit than a typical workplace: a boiling water tap, a dishwasher, a fridge with a water feed and often a bean-to-cup coffee machine. Every appliance should have its own isolation valve, so one fault does not shut the whole kitchen, and machine feeds need backflow protection matched to the risk. Scale from London's hard water is the usual cause of tired taps and machines.

  • Washrooms that take whatever the day brings

Membership numbers shift from month to month, and the WCs have to cope with a packed Tuesday as well as a quiet Friday. In converted warehouses and shopfronts, toilets were often added long after the building went up, sometimes on long waste runs with shallow falls or pumped away by a macerator. Those are the ones that block first. When the only accessible WC on a floor is out of use, members head for the stairs and your community team hears about it within minutes.

  • Showers and changing rooms for cyclists

Cyclist showers are hammered between eight and half past nine, then sit idle for most of the day. That pattern tests the hot water: a cylinder sized for hand basins can run cold by the third shower, and a weak supply on an upper floor leaves members with a trickle. Changing-room gullies clog with hair and shower gel. Thermostatic mixing valves limit outlet temperature to reduce scalding risk, and need checking to keep doing it. We look at storage, recovery, pressure and drainage together.

  • Cool booths, extra power and car parks

Glazed phone booths and small meeting rooms heat up fast with two people and a screen inside. Our F-Gas certified engineers fit, repair and service split air conditioning. When you add desks or re-plan a floor, our registered electricians add sockets, floor boxes and circuits, and fit EV chargers in a members' car park. Where heating runs on a domestic-sized boiler, our Gas Safe engineers look after it; larger commercial plant needs commercially qualified gas engineers, and we will say if yours is beyond us.

Book around your members, not against them

Most co-working spaces are busy from early morning into the evening, and some members come in at weekends too. Noisy or disruptive jobs, such as isolating the water to a floor or cutting into a wall, are best booked for a quiet evening or a Sunday. Tell members in advance which tea point or washroom will be closed and for how long, and signpost the nearest alternative. Give us one named contact who can let us in, knows where the stopcocks are and can sign off the work.

Keep a simple log of repeat faults

A shared kitchen breaks in the same ways again and again: a dishwasher that will not drain, a boiling water tap showing a filter warning, a toilet on the second floor that keeps blocking. Ask your community team to note each fault with the date and location. After a few weeks, patterns show up, and it becomes clear whether a part needs replacing or the layout is the real problem, such as a waste pipe with too little fall. That turns repeat call-outs into one planned fix.

Showers that go quiet

If your cyclist showers see little use in winter, or a floor sits empty between members, water can stand in the pipework and warm up, which raises the risk of legionella. Depending on your lease, you as operator or your landlord have a duty to manage that risk under HSE guidance, the Approved Code of Practice L8. A weekly flush of little-used showers and taps is an easy habit to build. We do the plumbing side: taking out dead legs, reworking unused outlets, and fitting, servicing and testing TMVs.

Questions

Questions about plumbing for co-working spaces

Can you work when our members are not in?

Yes. We can start early, work into the evening or come at weekends, and we agree the timing with you before booking. Where a job has to happen during the day, such as clearing a blocked toilet, we screen off the area and keep noise down. For a burst pipe or water coming through a ceiling, there is a 24/7 emergency callout.

Can we have one contact for repeat jobs?

Yes. We keep a record of your building: where the stopcocks and isolation valves are, which appliances sit on each floor and what we have done before. You get one point of contact at our office for booking and invoicing, and where we can, we send engineers who already know the site. That saves explaining the layout on every visit.

Our boiling water tap keeps showing a filter warning. What does that mean?

Most boiling water taps have a filter cartridge on the feed that needs changing at intervals set by the maker, and many count litres or months and warn when it is due. In a busy tea point that comes round quickly. If the tap is also slow, spitting or tripping the power, the tank may be scaled or failing. We can change filters, repair or replace the unit.

Can you add sockets and power for new desks?

Yes. Our registered electricians add sockets, floor boxes and dedicated circuits, and check first that your consumer unit and existing wiring can take the extra load. If a new tea point needs both water and power, the plumber and electrician come from the same team, so you are not lining up two contractors or waiting between visits.

Do you service air conditioning as well as fit it?

Yes. Our F-Gas certified engineers fit, repair and service split air conditioning. In a co-working space, units in phone booths and meeting rooms often run all day, so filters clog sooner than they would at home. Regular cleaning keeps them cooling properly and quieter, which matters in a booth used for calls. We can book servicing out of hours.
