Worth knowing first
A little of this might mean you do not need to call us at all — we would still rather you knew it.
Low pressure is usually one of three things
Limescale sitting in a shower head or tap aerator is the first suspect, and often the whole answer. Next is a valve somewhere on the run that has been left partly closed. Third, and more common in older London stock, is a supply pipe from the street that was never a problem until a power shower or a modern washing machine started asking more of it than it was ever built to give. We check them in that order — cheapest and quickest first.
A running toilet is not harmless
A cistern that keeps refilling can waste hundreds of litres a day. On a water meter that shows up on the bill, and it is usually a cheap part and a short visit to fix.
Know your isolation valves
Most taps and toilets have a small isolation valve on the supply pipe beneath them. A flat-head screwdriver turned a quarter turn shuts off that one fixture without turning off the whole house.
Radiator cold at the bottom
Cold at the top means air, and bleeding it works. Cold at the bottom means sludge sitting in the bottom of the radiator, and bleeding will do nothing at all. That one needs flushing.
Old taps in old flats
Plenty of London flats have a tap that is perfectly fine sitting behind an isolation valve that has completely seized up. It is worth knowing going in that what looks like a ten-minute job occasionally turns into something slightly bigger — and if that happens, we tell you before we go ahead with it, not once it is already done.
What affects the price
There is no single price for general plumbing, because the jobs range from a washer to a new run of pipework. What changes the figure is how long the job really takes once the engineer is looking at it, and what parts it needs.
One job, or a list
A single small job carries the whole cost of a visit on its own. If there are three or four niggles around the house — a dripping tap, a running cistern, a stiff valve — putting them on one visit makes much better use of it.
Standard parts or specific ones
Washers, isolation valves and standard fittings are quick to source. A cartridge for a designer mixer, a replacement valve for an unusual radiator, or a part for an older appliance connection may need ordering. Photos sent beforehand help us bring the right one.
Getting at the pipework
A radiator valve on show is a quick change. Pipework boxed in behind kitchen units, a washing machine wedged into a narrow galley kitchen, or a radiator with furniture built around it takes longer to reach and to put back.

Common questions
Will you come out for one small job?
Yes. Small jobs are quoted the same way as large ones and are often done on the first visit.
Do you work for landlords and agents?
Regularly. Repairs, tenancy turnarounds and reactive maintenance across managed properties. The management line is the best number for ongoing arrangements.
Can you fit an outside tap?
Yes, that is a common job. It needs a check valve fitted to comply with water regulations, which is included as standard.
Do you charge a callout fee on top?
You will have a price for the work itself before anyone starts. Exactly what is and is not included in that figure is spelled out at the point you agree to it, so there is nothing sprung on you afterwards.
Can you move a radiator to a different wall?
Usually. The system is drained down, new pipework is run to the new position and the old tails are capped or removed. On a suspended timber floor the pipes can run under the boards; on a solid floor they may have to run along the skirting or be chased in. It is also worth checking the new spot will not be blocked by furniture, which cuts the heat a radiator gives out.
Can you plumb in a washing machine or dishwasher I have just bought?
Yes. If there is already a supply valve and a waste connection where the machine is going, it is a short job. If the appliance is going somewhere new, a supply and a waste have to be run to it, and the waste has to be arranged so dirty water cannot siphon back into the machine. Check the hose lengths before you buy — they are shorter on some models than people expect.
