Property maintenance for landlords and letting agents in London
Property maintenance for landlords comes down to two jobs: keeping on the right side of the safety rules, and fixing what tenants report before a small fault turns into a big claim. Ninja Plumbers looks after rented flats, houses and HMOs across London and into Surrey for private landlords and letting agents. Our Gas Safe registered engineers carry out annual gas safety checks on domestic boilers and appliances, our registered electricians carry out EICRs, and the same team deals with leaks, blocked drains, boiler breakdowns and void-period refits. We arrange access with you or the tenant, agree the price before work starts and send a clear write-up for your records.

What do landlords and letting agents need from their plumbing, heating and electrics?
-
A gas safety record every year
If a rented home has a gas boiler, hob or fire, you need a gas safety check every year by a Gas Safe registered engineer, and your tenants need a copy of the record. Across a portfolio, a missed renewal date is one of the easiest slips to make. We check each appliance, flue and the ventilation, record what we find and tell you plainly about anything that needs putting right, with a price for the repair.
-
Electrical safety checks every five years
Most private tenancies in England need an Electrical Installation Condition Report at least every five years, and sooner if the last report says so. Our registered electricians test the consumer unit, circuits, sockets and fittings, then explain the codes in plain terms. Where the report asks for remedial work, we can do it and give you written confirmation, which you need to keep with the report. Because we do plumbing and electrics, one visit often covers both.
-
Tenant call-outs that get closed off
Tenants ring about no hot water, a toilet that will not flush, a dripping ceiling or a boiler showing a fault code. What you need is someone who contacts the tenant, books a time that suits them, fixes the fault and then tells you what was done. We report back to you or your agent with notes, and if the repair goes beyond what you have approved, we call you before carrying on.
-
Void periods and HMO wear
The weeks between tenancies are the cheapest time to replace a tired bathroom, swap a failing boiler, upgrade an old fuse box or sort the drip everyone has ignored. HMOs add their own load: several showers running each morning, shared kitchens, more toilets and more blockages. We plan void work to fit your re-letting date, and handle jobs that need more than one trade, such as a new shower with an extractor fan, with one team.
Keep your certificate dates in one place
Put every property's gas safety due date and EICR due date on one list and check it monthly. Current rules let you have the annual gas check done up to two months before the deadline and keep the original anniversary, so there is no penalty for booking early. For electrics, give tenants a copy of the EICR and keep proof of any remedial work. If you use an agent, agree in writing who books these checks, because gaps often appear when each side assumes the other is handling it.
Legionella: your duty and the plumbing side
Landlords have a duty to assess and control the risk from legionella in their properties, as set out in HSE guidance and its Approved Code of Practice, L8. Most ordinary lets are low risk, but empty periods, stored water and unused pipework raise it. Before new tenants move in, run every tap and shower for a few minutes. We do not carry out risk assessments, but we do the plumbing work they point to: removing dead legs, sorting little-used outlets, cylinder and tank work, and fitting thermostatic mixing valves.
Make access and reporting straightforward
Most missed appointments come down to access. Give us the tenant's contact details, any key or concierge arrangement and a spending limit for small repairs. For routine visits, tenants are usually entitled to at least 24 hours' written notice, though emergencies are different. If we cannot get in, we tell you so the visit can be followed up under the tenancy. After each job you get a short note of the fault, the fix and anything to watch, which helps if a dispute about the deposit or repairs comes up later.

Questions about plumbing for landlords and letting agents
Can you do the gas safety check and the EICR on the same visit?
Often, yes. Our Gas Safe engineers and registered electricians work for the same company, so we can book both for one day where the dates line up. That means one access arrangement with the tenant instead of two. If the EICR is not due yet, we can still note its date so you have both deadlines together.
Can you deal with my tenants directly?
Yes. Give us the tenant's name and number and we will contact them to book a time, confirm the appointment and let them know who is coming. Our engineers are DBS-checked and directly employed, not subcontractors. After the visit we report to you or your agent, not just the tenant, so you know exactly what was done.
Do you work on HMOs?
Yes. We do gas safety checks, EICRs, boiler work, shower and bathroom repairs, drainage and void refits in HMOs. With more people sharing, hot-water demand, blocked shared toilets and worn fittings come up more often, so it is worth planning upgrades during void periods. Licensing conditions vary by borough, so check what your licence asks for.
What happens if the gas safety check finds a problem?
The engineer explains what is wrong and how serious it is. If an appliance is unsafe, they will make it safe as the gas safety rules require, which can mean turning it off and labelling it, with the tenant's knowledge. We then give you a price for the repair so you can approve it and get the record completed.
How do you handle pricing for letting agents?
We agree the price before work starts. For agents, we can work to a spending limit you set for each property: anything above it, we call you with the details and the cost before going ahead. There is a call-out charge, which we tell you when you book. We accept card or cash, and invoices go to whoever you name.
