What premises like yours need

What do care homes and supported living services need from their plumbing, heating and electrics?

  • Scald protection on every outlet residents use

Residents who are frail, have reduced feeling or cannot react quickly can be badly scalded by water most of us would simply pull away from. HSE guidance on health and safety in care homes expects that risk to be controlled, usually with thermostatic mixing valves on the baths, showers and basins residents use. TMV3 is the approval scheme for valves used in healthcare and care settings. Each valve needs regular testing, cleaning and a written record to keep blending safely.

  • Bathrooms that suit the people using them

Many small homes are converted houses, with bathrooms planned for a family rather than for residents with walking frames or wheelchairs. Level-access wet rooms, lever taps, grab rails, comfort-height WCs and room for a carer all make washing safer and more dignified. If you are putting in an assisted bath, the supplier provides the bath and we fit the plumbing alongside them. A new wet room usually needs an extractor fan too, which our electricians wire in.

  • Warmth and hot water across many rooms

A home with eight or ten bedrooms, many with their own basin, asks a lot of one boiler and cylinder, especially during morning washes. Residents who sit still for long periods feel the cold, so a failed boiler becomes urgent quickly. Radiators and exposed hot pipes can also burn a resident who falls against them and cannot move away, which is why guards or low surface temperature radiators are commonly fitted in care settings.

  • Drains, laundry and sluice sinks that work hard

Wipes and pads flushed by mistake are a common cause of blocked toilets and drains in care homes, and a blockage on a ground-floor run can back up into several rooms. The laundry runs washing machines for much of the day, so hoses, valves and waste connections wear quickly. Sluice and utility sinks need a sound supply and waste. Rooms left empty between residents leave outlets unused, and water standing in those pipes is a legionella concern.

Keep a TMV record an inspector can follow

Care homes are regulated by the CQC, and its inspections look at whether the premises are safe. For hot water, that usually means being able to show which outlets have TMVs, when each was last tested and what temperature it delivered. Keep a simple list by room. Between services, staff can check outlet temperatures with a thermometer and note anything running hotter or colder than usual. We service and test TMVs, replace failed cartridges or valves, and give you a written record for your file.

Legionella: your duty, our plumbing

The home has a duty to manage legionella risk under HSE guidance, the Approved Code of Practice L8, which usually means a written assessment by a competent person. We don't carry out that assessment. We do the plumbing work it often points to: removing dead legs, taking out outlets nobody uses, repairing or replacing cylinders and tanks, and fitting or servicing TMVs. When a room is empty between residents, run its taps and shower as your water management plan sets out, so water does not sit in the pipes.

Planning work around residents

Noise, dust and a bathroom out of use land harder on people who live in the building. Tell us about residents' routines, mealtimes and anyone who finds strangers upsetting, and we will agree times with your manager before we start. Where we can, we keep one bathroom usable while another is refitted, and isolate water to as few rooms as possible. Our Gas Safe engineers work on domestic-sized boilers. Larger homes with commercial boiler plant need engineers with commercial gas qualifications, and we will tell you straight if yours is beyond what we do.

Questions

Questions about plumbing for care homes and supported living services

Are your engineers DBS-checked?

Yes. Our engineers are DBS-checked and directly employed by Ninja Plumbers, not subcontractors. Tell us if your home has its own procedure for visiting trades, such as signing in, wearing ID or being accompanied in residents' rooms, and we will follow it.

Do you service TMVs and keep records?

Yes. We measure the blended temperature at each outlet, check the valve shuts down safely when the cold supply is isolated, clean strainers, replace worn cartridges and replace valves that cannot be put right. You get a written record of each valve and what we found, which helps you show how scald risk is managed.

Do you do legionella assessments for care homes?

No. The home's duty to manage legionella risk under HSE guidance (ACoP L8) usually means using a specialist to assess it. We do the plumbing side: removing dead legs, dealing with little-used outlets, cylinder and tank work, and fitting or servicing thermostatic mixing valves. If your assessment lists remedial plumbing work, send it over and we will price it.

Can you work on our boiler?

Our Gas Safe engineers repair, service and replace domestic-sized boilers, which many converted-house care homes and supported living flats have. Larger homes often run commercial boiler plant, which needs engineers with commercial gas qualifications. We will tell you straight if your system is beyond what we do. For leaks and blockages that cannot wait, we offer a 24/7 emergency callout.

Can residents keep using the bathrooms while you work?

Usually, yes. We agree times with your manager, work around washes and mealtimes, and plan the job so at least one bathroom stays in use while another is being refitted. A wet room conversion takes a bathroom out of use for part of the job, so we talk that through with you before any work starts.
